Once you have chosen Abbey Properties as your agent you should be aware that if you do not wish us to organise the government-required Energy Performance Certificate (EPC) you most order one before your property is placed on the market.

Longer opening times

Abbey Properties understand that tenants often are not around during office hours so we make sure we are available when they are.
Open 6 days a week and with late opening times during the week we are flexible to fit our clients time schedules.

Safety regulations

As a Landlord you have a responsibility to make sure your property complies with all the regulations.

Reference check

Once a suitable tenant is found we will carry out thorough reference checks to ensure the applicant is acceptable.

Rental Collection

Once we have found you suitable tenants we will collect the first months rent and deposit on your behalf. If you wish Abbey Properties also can collect all further rent payments on your behalf.

Drawing up the tenancy

It is essential to have a professional tenancy agreement in place. Abbey Properties invest heavily; making sure the contract is up to date with all the relevant clauses in place.
We will draw up all the paper work for you and ensure it is signed by both parties.

Inventory

Abbey Properties will arrange for a third party inventory company to prepare a report recording the contents and condition of the properly.

This is usually done prior to the commencement of the tenancy, and a copy will be provided to both Landlord and Tenant.

Utilities

It is important to inform the utility companies of the new tenant so they can bill them accordingly.
Abbey Properties are happy to arrange this for you. We can send out letters to all the relevant companies, informing them of the name of the new tenant, the date they took occupancy, and where possible the meter readings on the date they moved in.

The Energy Performance Certificate (EPC)

Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC.

Abbey Properties provide cost-effective EPCs with a quick turn around and a quality service. We offer a range of solutions suitable for all types and sizes of property 

 

EPCs contain:

  • information on your homes energy use and carbon dioxide emissions
  • a recommendation report with suggestions to reduce energy use and carbon dioxide emissions

Energy Use And Carbon Dioxide Emissions


EPCs carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place.

The rating measures the energy and carbon emission efficiency of your home using a grade from A to G. An A rating is the most efficient, while G is the least efficient. The average efficiency grade to date is D. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.

The Recommendation Report


EPCs also provide a detailed recommendation report showing what you could do to help reduce the amount of energy you use and your carbon dioxide emissions. The report lists:

  • suggested improvements, like fitting loft insulation
  • possible cost savings per year, if the improvements are made
  • how the recommendations would change the energy and carbon emission rating of the property

You don’t have to act on the recommendations in the recommendation report. However, if you decide to do so, it could make your property more attractive for sale or rent by making it more energy efficient.
