Information for Tenants

Once you have found your perfect home and your offer has been accepted, you will be required to place a non refundable holding deposit normally equal to two weeks rent.
From this holding deposit, you will be charged for the preparation of the tenancy agreement, reference applications and other tenancy administration required prior to the start of the tenancy. These charges can vary, so we will provide you with a full break down as soon as possible once you have selected your ideal property but here is a list of what you will typically be requested to pay:



 

Pre-Tenancy  All Fees stated are inclusive of VAT (calculated at 20%)


 

Referencing Fee:   £29.50 per applicant and per guarantor if required
the cost of referencing includes checking your previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application.

Inventory/check-in fee:   From £120 to £260 (dependent on the size of the property)
Ordinarily, the check-in inventory is payable by the tenant and the check-out fee is payable by the landlord and includes the costs of conducting an inventory

Administration fees:   £145 per property
Referencing tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms), arranging the tenancy and agreement and registering the deposit with the Deposit Protection Scheme (unless otherwise stated).

 


Once your offer has been accepted, the landlord will usually require:
Rent:  1 months’ rent upfront
Security Deposit:  Typically 6 week deposit (to be held for the duration of the tenancy) prior to your moving in


Pet Deposit:  Returnable additional deposit of two weeks unless otherwise agreed if the landlord accepts your pet as part of the tenancy (to cover the added risk of property damage)


 

During your tenancy    All Fees stated are inclusive of VAT (calculated at 20%)


Amendment Fee:   £85
Contract negotiation, amending terms such as change of tenant(s) and updating your tenancy agreement during your tenancy

Additional Referencing Fee:  £29.50 per applicant and per guarantor if required

Renewal Fee:   N/A – not charged to tenants
