Guide to selling
GETTING A VALUATION

Once you have chosen Abbey Properties as your agent you should be aware that if you do not wish us to organise the government-required Home Information Pack (HIP) you most order one before your property is placed on the market.
INSTRUCT A SOLICITOR
To help avoid delays we recommend you instruct your solicitor around the same time as your agent. Your solicitor can then collect all the necessary documentation needed in order to transfer the ownership of your property to the new buyer. Many of these documents will already be included in the HIP.
RECEIVING AN OFFER
As soon as we receive an offer we will notify you both verbally and in writing.
Should you accept the offer we must agree the following:
- What extras (i.e. fixtures and fittings) are to be included or excluded from the purchase
- Date for buyer's survey on your property
- Date for exchange of contracts
- Date for Completion
We will remain in touch with all parties - buyers, sellers, solicitors and mortgage lenders to make sure the transaction is as smooth and stress free as possible.
ONCE THE OFFER IS AGREED
Once the offer has been agreed your solicitor will need to send out a draft contract together with the HIP of your property to the other side's solicitor who in turn carries out preliminary enquiries.
EXCHANGE OF CONTRACTS
This cannot take place until all preliminary enquiries from the draft contract and local search queries have been agreed and the buyer's money is in place.
Most buyers will require a mortgage. It is not until the mortgage offer has been confirmed that they will be in a position to exchange contracts with the seller.
Upon exchange the contract is signed by the buyer and seller and the deposit money is sent from the purchasers solicitor to the sellers. The completion date is then set.
COMPLETION
The completion date is usually a few days to a few weeks after exchange of contracts depending on the circumstances.
The remainder of monies are transferred from the buyer's solicitor to your solicitor's account.

What ia a HIP?
WHAT IS A HIP?
A HIP which stands for Home Information Pack sometimes called a Sellers Pack is a collection of legally required documents about the property.
WHAT DOES THE HIP CONTAIN:
- An index of information contained in the pack
- A Statement of Sale containing basic information of the Property
- Evidence of Title and Title Plan
- An Energy Performance Certificate (EPC)
- Standard searches (inc local authority, land charge and water and drainage searches)
If the property is leasehold or commonhold, then the pack must also include the following:
- A copy of the Lease
- Building insurance policy
- Contact details for the Landlord or Management company
- Regulations that apply
- Last 36 months of Service Charge receipts and accounts
THE INDEX
If any document is not available it must state so on the index with a reason as to why it is missing and the steps which are being taken to obtain it.
STATEMENT OF SALE
The sale statement provides basic information including:
The address of the property being sold, whether the property is freehold, leasehold or commonhold, whether the property is registered or unregistered, whether or not the property is being sold with vacant possession.
EVIDENCE OF TITLE
These are documents to prove that the seller owns the property and has the right to sell the property. If the property being sold is registered, an up to date record from the Land Registry must be included in the pack. The record must include: Official copies of the individual register, and an official copy of the title plan.
WHAT IS THE ENERGY PERFORMANCE CERTIFICATE (EPC)?
The EPC is a document which indicates how energy efficient your property is including recommendations on how to improve your energy efficiency to help the environment and to save money. It will show the buildings environmental impact by indicating its carbon dioxide emissions.

STANDARD SEARCHES
Standard searches include: local land charge register, any other records held by the local authority on matters of interest to the buyers such as planning decisions and rad building proposals, the provision.
WHY DO WE NEED HIPS?
The Government introduced HIPS to try and reduce the number of abortive sales as a result of gazumping and gazundering.
- HIPS improve the buying and selling process by giving buyers more information from the outset, so they can make informed decisions early on helping reduce the number of abortive sales.

WHAT IF I ALREADY HAVE A HIP?
If you already have a HIP you just need to send us a copy so we can start marketing your property.
HOW LONG DOES THE HIP TAKE BEFORE BEING READY FOR BUYERS TO VIEW?
Once the HIP is ordered it usually takes 14 days to put together but the government expects all HIPs to be issued within 28 days
WHEN IS A HIP NOT REQUIRED?
A HIP is not required under the following criteria:
- If the property is sold privately or the property is not marketed to the public
- If the property is being sold without vacant possession
- If the properties most recent use is non-residential and there will not be a conversion to residential use prior to the sale
- If the properties primary use is non-residential
- If the property will be converted to non-residential prior to the sale
- If the Property has restrictions by planning conditions to seasonal or holiday accommodation
- If the property is that of mixed use
- If the sale is that of a portfolio of property
- If the property is unsafe
- If the property is due to be demolished
